Renting directly from an owner is cheaper and faster — but only if the agreement is done properly.

Deposit norms In most of Gujarat, residential deposits are one to three months of rent. Anything beyond that is negotiable, not standard. Always pay by bank transfer and get a written receipt.

Register the agreement An 11-month leave and licence agreement is standard practice. Register it — an unregistered agreement is weak evidence if a dispute reaches court.

Clauses to insist on Lock-in period, notice period (usually one to two months), who pays society maintenance, painting deduction limits, and a clear deposit-refund timeline after handover.

Document the condition Photograph every room, fittings and meter readings on move-in day and attach them to the agreement. This is how deposits get refunded in full.
